Question : TRANSIT ORIENTED DEVELOPMENT



(a) the number of zones in Delhi as per Delhi Development Authority (DDA) Master Plan, 2021;

(b) the details of areas/locations under each zone and zone-O and the criteria adopted to place them in respective zones;

(c) whether the Government is focusing on Transit Oriented Development (TOD) in Delhi;

(d) if so, the details of location-wise plans prepared in this regard;

(e) whether the Government proposes to increase Floor Area Ratio (FAR) in TOD Zones and if so, the details thereof; and

(f) whether it is expected that the high FAR in TOD zone will lead to high burden on nearby infrastructure and if so, the details and the action taken in this regard?

(a) & (b): Delhi Development Authority (DDA) has informed that there are 15 Zones in Delhi as per Master Plan-2021 (MPD-2021). These zones are designated as ‘A’ to ‘H’ and ‘J’ to ‘P’. The zones are delineated mainly on the basis of physical features such as roads, drains etc. The details of 15 zones are as under:

(c)&(d): Yes Madam. DDA has informed that it has signed Memorandum of Understanding with National Building Construction Company for a pilot TOD project in Karkardooma.

(e) & (f): As per MPD-2021, higher Floor Area Ratio (FAR) can be availed in case of redevelopment in influence zone i.e. within 500 meters on both sides along Mass Rapid Transit System (MRTS) and major Transport Corridor.
