Question : FLOOR AREA RATIO IN CGHS



(a) whether the Delhi Development Authority (DDA) had allowed several Co-operative Group Housing Societies (CGHS) in Delhi to increase their Floor Area Ratio (FAR);

(b) if so, the details thereof and the reasons therefor;

(c) whether the Government is also considering to increase the FRA for the flats being made and allotted by the DDA throughout Delhi on the same line as has been done in the case of CGHS; and

(d) if so, the details thereof and if not, the reasons therefor?

THE MINISTER OF STATE IN THE MINISTRY OF URBAN DEVELOPMENT (SHRI SAUGATA ROY)

(a): DDA has informed that it has given sanction/completion on the increased FAR to those Group Housing Societies which have applied under the norms as laid down in the Master Plan for Delhi(MPD)-2021.

(b): According to DDA, the following five (05) Co-operative Group Housing Societies in Dwarka have either been issued sanction or provisional occupancy/completion on the increased FAR so far:

1. Satpatarni CGHS Ltd.,

2. Lords CGHS Ltd.,

3. Nishat CGHS Ltd.,

4. Rohit CGHS Ltd., and

5. Shivani CGHS Ltd.

DDA has stated that the increased FAR is granted on the basis of MPD-2021 which provides for FAR of 200.

(c) & (d): DDA has further informed that new housing proposals are being designed as per the norms laid down in the MPD-2021, and that for the existing flats constructed and allotted by DDA, there is no proposal under consideration at present to increase the FAR.
