Question : Affordable and Durable Houses under IAY

(a) the details of policy formulated by the Government to promote the technology regarding the construction of durable house at affordable rates in the country;

(b) whether National Institute of Rural Development and Panchayati Raj (NIRD&PR) has development technology for building affordable and durable houses as per regional requirement, if so, the details thereof; and

(c) whether the Government proposes to formulate any policy to provide durable houses at affordable rates by utilizing the technology developed by NIRD & PR if so, the details thereof?

(a): As per IAY Guidelines, the States should proactively identify appropriate building technologies focusing on use of local materials. Natural factors such as building orientation, wind direction, vegetation, drainage and contours of the land alongwith awareness of locally available materials should be factored in to house design.

Good construction practices in such housing would include:

2. Rat-trap Bond
3. Jali Wall
4. Filler Slabs
5. Arches
6. Frameless Doors And Windows
7. Rubble Masonry
8. Bamboo Construction
9. Mud Construction
10. Building-in Furniture




(b): National Institute of Rural Development and Panchayati Raj (NIRD&PR) has not developed any technology for affordable and durable houses as per regional requirements. However, they have constructed demonstration houses through institutions which have developed eco-friendly and cost effective building technology.
