Question : CONSTRUCTION OF MOTELS IN DELHI



(a) whether the Construction of Motels is allowed in Delhi;

(b) if so, the stipulations/requirements that have to be fulfilled with respect to Floor Area Ratio (FAR) and height;

(c) whether the Government has relaxed or proposes to relax the norms in any case; and

(d) if so, the details thereof?

(a): Construction of motels is permitted in Delhi in accordance with the provisions of the Master Plan for Delhi 2001 in rural use zone/green belt and in Commercial Zones on National Highways and Inter-state Roads, of a minimum width of 20 mtrs. on service roads running parallel to them.

(b): The regulations issued under Section 57 of Delhi Development Act 1957 by Delhi Development Authority (DDA) dated 16.06.1995, stipulates:-


(i) In the case of motels located in commercial zones, norms and building standards applicable for hotels shall apply.


(ii) In the case of motels in rural zone/green belt, FAR of 15 subject to maximum floor space of 1500 sqm. on the first and second hectares and 5% of the area of the remaining land subject to maximum of 1500 sqm. and height of 9 meters are permissible.

(c)&(d): DDA has reported that representations received for relaxation of norms for motels have been included for examination as part of the exercise for finalization of Master Plan for Delhi 2021.
